Energy Performance Certificates (EPC)
Landlords should be aware that rental property will require an Energy Performance Certificate from 1st October 2008. This will be similar to the EPC required when selling a house but without the extra information required in a Home Information Pack (HIP).
Essential facts to be aware of:-
- An EPC will be required on all new lets from 01/10/2008
- The EPC will have a lifespan of 10 years
- They will not be required on existing tenancies or if those tenancies are renewed
- Landlords are not required to carry out recommendations
- The EPC must be available to prospective tenants before viewing a property
- Grants for improvements may be available for tenants in receipt of benefits
- Allowances of up to £1500 per property may be available against income tax
